Our Services
We specialize in custom home design and drafting services for a variety of projects from modern house designs and carriage home designs to small cabin or garage plans. Every client is worked with individually to create a home plan that is unique to the client and their property. We offer professional house blueprints, 3d home design and consulting throughout the design and construction phase of each project.

1. Introduction Meeting
Investing into a new home or renovation is a major decision. It is also very personal to you. It's therefore crucial that your designer can create a house plan that can capture the essence of you and your family. Our first step is always a free of charge introduction meeting with our team. This allows us to meet each other and to learn more about your project. After we have understood the project scope, we provide you with a cost proposal. This allows you to meet us in person, express your thoughts and ideas regarding your project, and understand our service fees before you decide to move forward with us.

3. Design
Here we take all the information and background that we gathered in the pre-design stage and create the initial design concept. In an in-office meeting we then present to you the home’s function, size and the custom design elements that are unique to you. In this first design review meeting you will see a 3D rendering of your home, floor layouts, elevations and a preliminary site plan that allows you to visualize the placement of your home on the property. We take the time to explain the various design elements to you so that you can understand the ins and outs of the design concept. We continue through as many rounds of feedback and adjustments necessary until you are 100% satisfied with your design.
4. Technical Drawings
After the design has been finalized and fine-tuned, we then take it to the next step and translate the design into a technical drawing. Here we get into all the necessary details to provide your builder, the municipality and your trades with the necessary information they need to see. The first page will always show several 3D renderings of your home. The second page is dedicated to a site plan that outlines the proper setbacks and the placement of your home on your property. The next pages cover a foundation plan, the different floor levels, elevations from all sides, building cross sections, and detailed breakdowns off assemblies and energy efficiency requirements.
5. Permit & Approval Process
Upon completion of the technical drawings, it’s now time to apply for the necessary permits. Most residential projects only require a building permit. For more substantial developments such as multifamily units, development permits are usually required. When your project proposal doesn’t fully comply with the zoning bylaws, variances are required. We are happy to assist our clients with municipal applications when needed.
6. Construction
Our goal during construction is to assist you and your builder to ensure a smooth construction phase. By means of a pre-construction meeting we convey the technicalities of your home to the builder and ensure everything relating to the design of your home is well understood. We are dedicated to answering and resolving onsite questions and concerns from you or your builder during construction.

Philipp Wambold
B.S., Designer
Philipp completed a Bachelor of Applied Science in Civil Engineering with a major in structural engineering at the University of British Columbia (UBC). After graduating he worked in the structural engineering design sector and later founded Prime Building Design. Philipp has a passion for architecture and building. His experience in construction, structural engineering and real estate investing allow him to have a multifaceted approach to understanding the challenges involved in design and to incorporate practical solutions.
Viktor Ermisch
B.A., Designer
Viktor Ermisch completed a Bachelor of Arts in Interior Design at the University of Kaiserslautern (Germany). He was working in several different architectural and interior design sectors internationally before immigrating to Canada. His passion is to use materials, lighting and surfaces to create a unique and meaningful end-product that would capture the desires of the customer.
